29.9 Acres M/L on Title #901 312 517 Caveat 891 187 054 refers to the purchase by Alberta Transportation of 4.18 Acres out of this 29.9 acre parcel for future road widening of Highway 24.

As this sale was completed in 1989, there will be no compensation to the existing owner of this property when the Highway project is undertaken. At that time a new title will be issued for 25.72 Acres M/L.

Property situated in County of Wheatland. Office Strathmore, Alberta.
2002 Taxes -

FINANCIAL TERMS OF THE SALE SHALL BE:

1. A non-refundable deposit of 25% of the total purchase price shall be required sale day, payable to the Real Estate Trust Account of The Auction Company Ltd.

2. The balance of the purchase price shall be paid to the solicitors for the vendor on or before 12 noon on July 29th, 2002.

POSSESSION:
Possession of the lands and buildings will be granted upon payment of the full purchase price on July 29, 2002.

TAXES:
Taxes for the year 2002 shall be adjusted as at July 29, 2002.

SUBJECT:
The auction sale shall be held subject to the vendor's right to accept or reject any or all offers.

G.S.T.:
Any purchaser shall be responsible for Goods & Service Tax unless they can provide statutory declarations that would exempt the purchase from tax.

This sale brochure has been prepared as a guide to potential buyers; however, anyone bidding on the property does so on their own personal knowledge and inspection of the property.
